Anne Duncan has a wealth of local knowledge and experience having lived in the area for most of her adult life.
Girls run in the family, with Kate, Emma and Helen all attending Ferndale Kindergarten, Marist Primary then Marist College before going on to University. Granddaughter Kayla has been joined by Darragh and Liam, sons of Helen and Owen.
Anne is passionate about Mt Albert and is committed to the community, supporting local schools, clubs and sports clubs. After 11 years of successfully selling local real estate, and managing a Mt Albert Real Estate Franchise, Anne was ready for the challenge of opening her own office, and with husband Ross, set about establishing Anne Duncan Real Estate in August 2004. It is not surprising it would be an overnight success.
In a short time the team grew to become a dominant player in Mt Albert and surrounding suburbs. Driving through the streets any weekend and seeing the red and white signs will attest to that fact.
The company grew to include the Property Management & Rental Division, and accommodates regular in-house auctions.
Anne as a quick, creative thinker has always given her clients the edge over the competition by backing innovative marketing with excellent sales and negotiating performance. Building an easy rapport, excellent listening skills and providing her vendors and buyers with the best service possible, she ensures a high level of repeat business and a constant stream of referrals.
In her leisure time, Anne can be found enjoying her family, friends or trying to catch a fish.
If you’re considering buying or selling, call Anne today.
Vincent has been part of the Anne Duncan team since its opening in August 2004 and has applied his dedication, commitment and boundless energy to help ensure the success of the company and the continuation of his impressive performance history.
Formerly working with one of New Zealand’s largest franchise Real Estate companies, Vincent was consistently one of their top performers – achieving “Elite” status and was in the top 5 percent of the nationwide sales team. This success has continued here at Anne Duncan Real Estate, with Vincent achieving No. 1 Salesperson in 2006 and 2007 and No. 1 Listing Salesperson in 2010.
Highly motivated and competitive by nature, Vincent completed the 2011 New York Marathon and received three first places and two second places in an International dancing competition, with his dance partner, Nerida Cortese.
He sees real estate selling as a match-making exercise – bringing buyers and sellers together – to match buyers to houses and houses to buyers. He believes having good listening skills and playing the diplomat are key components of the role. He doesn’t give up until both parties are totally satisfied with the results, every step of the way he makes a big effort to handle people with care.
For a top performer and someone who can offer the best marketing advice, call Vincent today.
If Real Estate and Mount Albert are the topic of conversation, then the name Duncan is generally not far behind.
Discussions of real estate, negotiations, and business ethics were of a daily occurrence for Emma as she grew up. So it is little wonder that she has added her support to the winning team at Anne Duncan Real Estate.
Choosing to study nursing at Auckland University saw Emma start her career at Auckland Hospital. Balancing the needs of her many patients while working within the budgetary restraints, and political climate of New Zealand’s largest GHB, Emma was quick to learn that her acquired negotiation skills were of considerable advantage. Noting this quality from an early stage, Anne was delighted when Emma decided to form part of her award winning team.
Emma’s point of difference is her compassion for the people she is working for. Finding the important balance between a successful transaction while being sensitive to clients needs has proven a winning formulae.
Emma’s genuine concern for her clients, makes the perfect balance to enjoy a successful sales process. Add this to the wealth of knowledge and expertise offered by this dynamic family team and the results speak for themselves.
Call Emma or Anne today for your real estate needs.

Property Management Team
Des Ryder, head of Anne Duncan Team Advantage rental section, is one of
the most experienced and dedicated property managers in Auckland. He
holds a property degree and has worked in the area and property
management industry for the last 25 years.
The length of time he has worked in the industry and the skills he has
accumulated have seen Des gain Associate status with the Real Estate
Institute of New Zealand (REINZ) and licensed as an Agent under the
REAA (2008). In order to maintain this status, he updates his qualification
every year. This ensures his clients gain the benefit of his knowledge on
every aspect of property management including the latest legislation.
But property management isn’t just a career for Des, he also owns
investment properties managed under Anne Duncan Rentals. He believes,
if you’re hiring someone to manage your properties, you need someone
who understands the task from the inside out. “At Anne Duncan Rentals we
pride ourselves on good tenant selection and take the time to do stringent
checks on each canditate. It is as important for us to keep owner’s rent
coming in as it is to keep tenant’s out of debt. That’s why our court record
is one of the best, if not the best in Auckland. “Most managers these days
focus mainly on rent coming in, however to me the house or unit is even
more important, and we have to keep it in tip top condition.”
Des is an advocate of seeking sound financial advice and surrounding
himself with the right people. He has confidence in the professionals that
he recommends and the team around him. To balance out the daily
challenges that property management demands, Des likes to unwind with
family and getting his hands dirty in the garden.

Shane brings a fresh approach and experience in management to the team at Anne Duncan.
Shane’s role as Property Manager means he can work in the industry that he has a passion for – meeting new clients and ensuring existing clients are satisfied and confident with his knowledge and expertise.
From being a landlord since the age of 20, he clearly understands what expectations are required, as a client puts their valuable asset in the trust of a property manager. Living overseas, Shane as a tenant has seen how important communication is between tenant and landlord, and how vital it is to maintaining a successful working relationship.
But undoubtedly Shane’s strengths lie with people. Listening, understanding and responding to achieve the desired result is what Shane calls ‘job satisfaction’. Professionalism establishes respect between two different clients/parties and being non intrusive in their lives is the key.
Shane has Diplomas in Management and Graphic Design. After hours you can find Shane spending time coaching junior football and designing graphics, whilst enjoying the pleasures of bringing up a young family.
